The owner also authorises Villas Fox S.L. to collect a reservation deposit (equal to our fees) from the buyer, and that any deposit will be held by Villas Fox S.L. until completion of the sale, when it will be invoiced as our fees. (In the event that the buyer defaults, the deposit shall be transferred in full to the vendors or as stipulated in the reservation contract). The owners agree to maintain all services to the house (water, electricity, pool maintenance, gardening etc) until the completion of the sale, and to allow the buyers to inspect the property immediately prior to the completion of the sale.
Whilst Villas Fox and their employees will make every effort to promote the property, including showing the property to prospective clients, they cannot be held responsible for any damages or wear-and-tear to the property. It is the homeowner´s responsibility to ensure that the house is properly insured at all times.

The vendor also acknowledges responsiblity for payment of the following from the proceeds of the sale:
- Suma (IBI and waste collection) bills for any unbilled months you are the owner
- Plusvalia tax (this can be calculated by your solicitor)
- The cost of registering any parts of the property (eg swimming pool, extensions) which aren’t already on the title deeds
- Estimated costs of electricity, water and community fees up to date of sale
- 3% retention against capital gains tax, only applicable to non-fiscal residents
- Your solicitors fees (approx 800 euros) – legal representation is essential!

Please list all items of indoor and outdoor furniture, white goods, other electrical goods, crockery, kitchen utensils, appliances, curtains, pictures and paintings etc which are to be DEFINITELY included in the sale, regardless of the final selling price. These items will be included in the sales contract and the buyer will have the option to inspect the property immediately prior to completion to ensure that these items are still in place.

Validity of contract
This contract shall remain valid until the property is sold, but may be cancelled by either party, by giving two months written notice.
